On the third Saturday of each month Revid hosts its Rental homes Tour. It’s an open house for all of our available rentals. This gives renters the opportunity to view multiple properties on the fly without an appointment. Snacks and drinks are provided at the Revid office where all of Revid’s staff is available to meet with renters, make suggestions, and show properties. This also gives us the chance to show a group of interested renter’s properties together instead of meeting on location for individual showings. We offer applications free of charge and are often able to rent a number of properties in just a few hours. This has proven very effective over the past several years. On top of the home tours, our leasing agents are available for showings 7 days a week. Following a phone call or e-mail inquiry we will arrange a time to show the property to a prospective tenant. Our leasing department will arrange and handle all showings. At this time, the prospective tenant will have the opportunity to complete our rental application and the screening process begins. All applications are processed through our screening bureau from which we receive a report within minutes of processing allowing for instant approval of a new tenant.
Once a prospective tenant has been approved, completed a security deposit form and has paid a deposit, we coordinate a time to meet the new tenant at the property to sign the appropriate
documents and give them keys to the resident. The tenant is required to sign our lease which
details the responsibilities of both the tenant and the property manager. We perform a walkthrough of the residence to note any damage that will not be withheld from a security deposit upon move out. Any damage noted by the tenant is noted on our move-in report and pictures are taken to avoid any miscommunication or disagreement at move out. The tenant is provided a copy of this report for their records. At the move in, the tenant is given a list of all charges that will be charged to them based on negligent use or damage to the residence. They are given a detailed listing of any other pertinent information including the responsibility of utilities, lead-based paint disclosures, and a schedule of rent payments should any pro-rated amounts exist for mid-month move-ins. We maintain all information in their tenant file in our office in addition to all correspondence between all parties.
